Onboarding and Agency
We meet with the owners of each property in our portfolio to complete a walkthrough together. We personally familiarize ourselves with every property/owner and will offer advice for any alterations or furnishing considerations for your property. From here, we work with a conventional management agreement to act on behalf of our owners.
Professional Management
We are an in-office or in-field agency. Visit us during normal business hours at our office. We're a conventional brokerage working in person. Outside of office hours, we maintain multiple, direct, 24-hour emergency lines so we can be available in severe cases such as an evening flood.
Marketing and Advertising
We utilize a variety of marketing avenues to ensure we reach those in search. We are a REALTOR office with access to the MLS and similarly syndicated websites. We have a directed marketing plan for our furnished portfolio, garnering additional interest for our niches of corporate, insurance, seasonal, and relocation housing.
Contracts
We handle the paperwork and contracts on your behalf, from collection of information for applications, compiling, proctoring, and executing leases, to extensions, addendums, and the like. We ensure compliance with the Real Estate divisions' handling of records requirements, so you don't have to worry.
Honest Property Management
We DO NOT have any in-house vendors or profit motive for maintenance. We DO NOT rebill or rebrand invoicing from vendors. We have a contact list of independent vendors that we have found do good work at reasonable rates. We are always seeking additional vendors to add to this list and are NOT paid by vendors for work referred.
Legal Accommodation
Tenant Screening
We utilize conventional leasing structures for the properties in our portfolio, including acquiring credit and background checks on applicants. We will often review with owners for special considerations such as pets or non-qualifying credit scores, keeping in mind our roles acting as the agent of the owner.
Client Relations
Every owner in our portfolio has our cell numbers. We take a boutique approach to management to ensure that expectations are reasonably set, met, and that our duties and obligations as your agents are professionally performed.
Post Move-Out Inpections
We handle photographic prior-to move-in and post-move-out inspections so you can be assured that your property is being cared for. Includes photographic inventory for all furnished rentals to ensure consistency over years of management.
